Most if not all people have at one time or another looked for a house online. Weather you are looking at Realtor.com, Zillow.com, Remax.com or an agent website such as ours. Photos are a big deal to buyers. I have buyers comment on photos all the time. Most of the time, it is on how bad many photos are. I see photos on our MLS of people in the mirrors, crooked photos, bad – dark photos and sometimes photos of things that just should not be on the MLS.

These photo are taken from the Bemidji area MLS and at the time of publishing, they were all active listings. Shouldn’t your realtor take good photos, or even decent photos? A few classes on taking good photos can go a long way.

Pecha Kucha Night #15 Bemidji

Bemidji’s next Pecha Kucha Night (PKN) is December 6th at 6:30pm! At The Hungry Bear’s New City Ballroom. If you have seen this before, you already know how much fun it is. If you have not seen or heard of this. It is well worth coming to check it out. The event is always free and is always different from the last.

You know what Pecha Kucha Night is, right? If you don’t, here’s the gist: each pecha kucha (or “20×20”) is a fresh, locally harvested presentation. Speakers take turns giving six-minute-forty-second presentations, which are made up of exactly 20 slides shown for exactly 20 seconds. Presenters can talk about any topic, but they must keep it brief.

Sold volume is certainly up in Bemidji compared to 2011. March of 2012 had a total volume of sales of $7,466,238 (residential) compared to $2,053,200 for 2011. February of 2012 had sales of $4,988,599 compared to $2,224,700 for 2011. January had $5,083,700 compared to $3,113,742 for 2011. In just the first 3 months of this year, Bemidji’s residential sales are up over $10,000,000 from 2011.

This is a very strong indicator that the real estate market in Bemidji is looking very good for 2012. Prices are very good, the number of homes on the market are up and you can’t beat the interest rates on a mortgage. If you have questions about a property or are interested in selling your property. City of Bemidji Rental Permits

We are asked frequently about buying rental property or single family houses in Bemidji and using them for rental property. Today we heard from Jerry Linke, building inspector with the City of Bemidji and he gave us a rundown on the process and whether or not additional houses can be used for rentals in Bemidji.

The good news is from what he said, as long as the house meets the requirements for being a rental, it can be converted and used for a rental. Keep in mind that there are fees involved in this process. A list of fees involved can be viewed here. See the following from the city website for the process.

As far as a duplex, if it is grandfathered in and used currently as a duplex, it can stay that way. For people wanting to convert a single family home into a duplex, it would need to be located in an area zoned accordingly. If it is zoned correctly, then it would also need to fit into the other regulations.

How to Secure a Rental Permit:

Following are the activities associated with securing and maintaining a rental permit:

Register the property – request an application from the Building Office.
Please refer to the City’s fee schedule for applicable rental license fees.
No new rental unit can be occupied (rented) until it is registered and inspected.
An appointment will be made, and an inspection for compliance will be conducted, with deficiencies identified and correction orders issued.
Follow-up inspection(s) will be conducted by the City, and additional fees will be imposed for more than two inspections.
Pay the inspection fee(s) as billed. Fees: Refer to the application form. You will be billed after all corrections are complete.
The Rental Permit will be issued after compliance is verified by an inspection and the fee(s) are paid. The Rental Permit is good for three (3) years from the inspection date.
Prominently display the Rental Permit in the rental or public area of a multiple unit.
Maintain the property in compliance during the term of the permit.
Renew your Rental Permit 60 days prior to its expiration.
The City Inspection Department must be notified in writing within seventy-two (72) hours after having transferred or otherwise disposed of a rental unit. The new owner or resident agent shall have ten (10) days to re-register the units after acquiring them.

So, keep in mind that homes still can be converted into single family rentals in Bemidji. Most likely, new duplexes would be out of the question in the city limits. Questions on buying or selling a rental, give us a call or email us directly.

Home Sport and Travel Show

The 2012 Jaycees Home Sport and Travel Show just finished. As always, it was a good show for us but the numbers appeared to be down from past year and certainly down from last year. This is the second year that the Home, Sport & Travel Show was hosted in the Sanford Center. Compared to the old location in the John Glass Arena located at BSU, there is quite a bit more space but is still somewhat spread out between the different sections of the building. This year, we were in the larger area portion of the show where as last year, we were in the ballroom.

We are not entirely sure why the numbers were down so much. Sometimes, you can factor the weather, either being too nice or just too bad but this year, we already have had several days of nice weather. Some people think it is the overall cost of the entry, food etc. Possibly, there were just too many other events going on in the Bemidji area.

Bemidji Market Is Heating Up

The Market is certainly heating up in Bemidji. Not only has the mercury been getting higher, so has the housing market. The buyers seem to be coming out to look at houses and they are actually writing offers. Is it the economy, or are consumers just ready to be done with this market we have been in? I personally think that people are just tired and just ready for things to bet back to normal.

We have seen houses that were on the market since last year that were priced very well, just sit and not being shown. In the past couple of months, these same houses have seen an increase in the number of showings and consequently the number of offers.
